Leisure City sits immediately north of our Homestead shop, close enough that it's one of the first calls of the day for most of our crews. Originally platted in the 1920s as farmland and developed through the 1970s and 80s, it's a community of mostly CBS block ranch homes with a fair share of original doors, cabinets, and drywall still doing their best after four or five decades in South Florida humidity.
The most common calls from Leisure City homeowners.

Leisure City runs along Campbell Drive and Kings Highway just north of our shop, close to Modello Park and the Coral Castle Museum. It's a short drive for us, which means we can walk a job, hand you a written estimate the same day, and start faster than a crew coming from farther up the county.
Most of what we see in Leisure City is CBS block construction from the 1970s and 80s: ranch-style single-story homes, low-slope or gable roofs, and original stucco that's had four or five decades of South Florida sun and humidity to chalk, hairline-crack, or hold moisture in low spots. Exterior repaints here usually start with more scraping and patching than a newer build would need, and interior jobs regularly turn up original cabinets, drywall, and popcorn ceilings that homeowners are finally ready to update. None of that is unusual for us; it's the majority of what we do in this specific pocket of Miami-Dade County.
Leisure City doesn't have hard boundaries, so if you're just outside one of these pockets, call anyway; we cover the surrounding blocks too, including:
Yes. Leisure City borders Homestead directly, just a few minutes from our shop, and it's one of the areas we work in most.
No, Leisure City is its own unincorporated community in Miami-Dade County, though it sits right next to Homestead and shares the 33033 zip code with parts of the surrounding area.
Regularly. A lot of Leisure City's housing stock dates to the late 1970s and 1980s, so drywall repair, cabinet refacing, and bathroom updates on original CBS block construction are common calls for us there.
Usually, yes. Homes from that era often have several old paint layers and original stucco that's chalked or hairline-cracked from decades of sun. We scrape, patch, and prime those surfaces before repainting instead of rolling a new coat over old, failing paint, which is what causes early peeling.
It depends on your street. Leisure City is unincorporated, and HOA rules vary block by block rather than applying countywide. If your community has one, we'll work from your HOA's approved color list; just let us know when we schedule the estimate.
