Cutler Bay's two largest residential communities have different profiles. Saga Bay, platted in 1972, is mostly single-story homes on wider lots, many with canal access, which means more moisture exposure on the water-facing side of a house. Lakes by the Bay, which Lennar began developing in the early 1980s and expanded in phases over the following decades, is a larger master-planned community with more consistent, newer construction. Between the two, we see everything from original 1970s prep work to finish-level updates on more recently built homes.

Sometimes. Homes backing up to canals in Saga Bay and elsewhere in Cutler Bay see more humidity and airborne moisture on the water side, which can mean extra attention to mildew and staining during exterior prep. We check for that before we quote the job.

Cutler Bay borders Biscayne Bay and includes part of Biscayne National Park within its town limits, and the town tracks tidal, flash, and riverine flood risk through FEMA flood maps that get updated periodically.
