GXG Remodeling handles kitchen remodels start to finish for homeowners across Homestead, Leisure City, Florida City, Princeton, Naranja, and every other city we serve in South Miami-Dade, coordinating cabinets, countertops, tile, and layout changes as one project instead of juggling separate contractors for each piece.
A kitchen remodel in South Dade is not quite the same job as one in a newer suburb. Many homes here are concrete block with stucco, the air is humid for most of the year, and the hurricane season shapes when materials arrive.
These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.
These are estimates, not a quote, and prices vary with materials, the season and the scope of the work. See our full kitchen remodel cost guide, or call (786) 724-5571 for pricing specific to your project.
The layout decides most of the budget, so settle it first. Keeping the sink, range and refrigerator where they are keeps the plumbing, gas and electrical rough-in in place and usually keeps the job inside the lower part of the cost range above. Moving them adds plumbing, electrical and often a permit. In a smaller kitchen, a smarter cabinet plan (deeper drawers, a tall pantry cabinet, under-cabinet lighting) is often a better use of the same money.
Cabinets are usually the largest single line in a kitchen budget, so this choice moves the total more than any other. The right answer depends on the condition of the boxes, not on the doors.
Humidity is the local factor. Particleboard is more vulnerable to moisture than plywood, and once it swells from a leak or steam it does not shrink back. How fast that happens varies a lot with the leak and the home. The practical test is simple: open the sink base, press on the bottom and sides, and look for soft spots, swelling and stains. Where boxes are swollen, refacing only covers the problem (see our cabinet refacing page for when it does make sense), and plywood-core cabinets are worth asking about. Our refacing vs. painting guide has more.
One more thing to know before you decide: replacing cabinets almost always means new countertops, because the old tops are cut to the old layout. Refacing or repainting lets you keep the existing tops. Budget for both when replacing.
A countertop fabricator measures after the cabinets are set and level, then cuts the stone to that measurement. That means the schedule has a built-in gap: the kitchen has cabinets but no tops while the stone is being made. Fabrication after measuring is commonly quoted at one to two weeks, but it varies by shop, material and season, so ask for the date in writing. Pick the slab before the job starts, and confirm the sink and cooktop models are on site so the cutouts match. Material tradeoffs, seams and edges are covered on our countertop installation page.
Order cabinets and stone before demolition starts so the kitchen is not stripped and idle. Hurricane season runs June 1 through November 30, and a storm can pause work and delay deliveries, so ask any contractor what happens to the schedule if that occurs.
South Dade has a mix. Many older homes, including those rebuilt after Hurricane Andrew, are concrete block with stucco, and some have walls finished over furring strips with plaster or drywall. Newer subdivisions may use different framing and have different panels and wiring. What that means for a kitchen:

Humidity works on a kitchen all year. Steam from cooking and the dishwasher, a slow leak under the sink and an air conditioner that cycles on and off can all keep the cabinet bases damp. When we plan a kitchen we look at the sink and dishwasher area first, and we recommend you do the same before you buy anything:
If you already see water stains, mold or soft flooring, repair that first. See our water damage repair page.
Miami-Dade County's permit exemptions list kitchen cabinet replacement inside a home in the same configuration, but any related plumbing, ventilation or electrical work needs a permit if it is relocated, reconfigured or altered. The county's list does not name countertops, so confirm a countertop swap with your building department. Structural changes need a permit. The City of Homestead has its own Building Department, while homes in unincorporated areas fall under the county, so rules and fees depend on your address. Unpermitted work can cause trouble when you sell or file an insurance claim. Under Florida Statute 489.126, a contractor who takes an initial payment above 10 percent of the price on residential work must apply for needed permits within 30 days and start within 90 days of permit issue, unless you agree in writing to longer periods, so ask who pulls the permit and when. This is general information, not legal advice; confirm current rules with your building department.
For a full remodel, plan on a temporary kitchen for several weeks. Set up a microwave, a hot plate or slow cooker, and a place to wash dishes. Ask when water, power and gas will be off, how dust will be contained, and what hours the crew works. If you have pets or young children, ask where the work area will be closed off. Budget for takeout.
A lower price that leaves out half of these items is not lower. A written, itemized estimate after someone has stood in your kitchen is the only quote worth comparing.
Cost details are in our kitchen remodel cost guide. For finishes, see tile backsplash installation, flooring installation and flooring costs. If cabinets come out and walls need patching, see drywall repair. For how older homes are handled nearby, see our Palmetto Bay kitchen remodeling page.
Cabinets, countertops, and tile, all coordinated under one roof.
We coordinate every trade as one project, so you're not managing separate contractors.
As a general market ballpark, not a GXG quote, kitchen remodels commonly fall between $15,000 and $45,000, depending on size and scope. Small updates (cabinet refresh, countertops) can come in under $20,000; a full gut-and-reconfigure with moved plumbing runs $35,000 and up. See our full cost guide or request a free estimate for pricing specific to your kitchen.
A cabinet and countertop refresh typically takes 1 to 2 weeks. A full gut remodel with layout changes usually runs 6 to 10 weeks, depending on scope and material lead times.
We coordinate the full project, including plumbing and electrical tied to layout changes, as one team instead of you juggling separate contractors for each trade.
Reface or repaint when the boxes are solid and the layout works. Replace when sink or dishwasher base cabinets are swollen or soft, the layout changes, or the boxes are damaged. Replacing cabinets almost always means new countertops too. See our refacing vs. painting guide for the full comparison.
For a refresh where the layout and plumbing stay put (refaced or repainted cabinets, a new countertop, backsplash and hardware, current appliances kept), it can be. It is not enough for new cabinets, appliances and flooring together in most kitchens. Our cost guide breaks this down.
Often yes, but it costs more than in a wood-frame house and usually needs a permit. Drain lines in a slab home may mean cutting the floor. Ask any contractor to explain where the new drain and vent will run before you sign.
Miami-Dade County's permit exemptions list replacing kitchen cabinets inside a home in the same configuration. Related plumbing, ventilation and electrical work needs a permit if it is relocated, reconfigured or altered, and so does structural work. The county's list does not name countertops separately, so ask your building department about a countertop swap. The City of Homestead has its own Building Department, and rules can differ by address, so we confirm for your address first.
For a refresh, often you can, with a few days of limited use. For a full remodel, plan on a temporary setup elsewhere in the home for several weeks. Ask the contractor on which days the water, power and gas will be off.
Online figures for Miami often assume bigger kitchens and more upgrades. The only fair comparison is itemized quotes for the same scope: cabinets, tops, appliances, permits, disposal and electrical, each listed or excluded.
If the work needed a permit, the building department may require you to legalize it after the fact, and fees or penalties may apply. It can also cause problems at sale and with insurance claims. Ask your building department what applies.
As a general industry ballpark, not a GXG quote, for many mid-size kitchens (100 to 200 sq ft) with the layout kept, $18,000 to $40,000 suggests it can be. For a large kitchen or a layout change, it often is not. Every project is custom, so your real price comes from a free estimate.
Cabinets are usually the largest single line. Moving plumbing, gas or walls can add more than any finish choice.
Measure and select, order long-lead items, permit if needed, demolition, rough-in, inspection, drywall and flooring, cabinets, countertop measure and install, backsplash, final connections and paint, then walkthrough.
The Florida Building Code's mechanical provisions require range hoods to discharge outdoors through a smooth, airtight duct with a backdraft damper, with an exception for listed ductless (recirculating) hoods installed per the manufacturer and where other ventilation is provided. A hood that vents outside removes grease and moisture; a recirculating one does not remove moisture. Ask how the duct would run through a block wall or roof.
