Cutler Bay became its own town in 2005, but most of its homes are older than that. Saga Bay, one of the area's first planned communities, was built out in the late 1970s and early 1980s, and Lakes by the Bay started going up in the 1980s and kept growing. Around them sit older single-story homes from the Cutler Ridge days. Whether yours is near Saga Lake Park off SW 198th Street, the Lakes by the Bay Park off SW 216th Street, or along Franjo Road or Old Cutler Road, a bathroom that is 30 to 45 years old usually needs more than new tile.
GXG Remodeling handles bathroom remodels in Cutler Bay from a vanity and fixture update to a full gut with a new walk-in shower, and we pull the permits through the Town of Cutler Bay's own Building Division rather than Miami-Dade County.

These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.
These are estimates, not a quote, and prices vary with materials, the season and the scope of the work. Permit fees, drain or supply line repairs found after demo, and tile and fixture choices are what move the number most. See our full bathroom remodel cost guide, or call (786) 724-5571 for pricing specific to your project.
Plumbers across South Florida report that cast iron drain lines in slab homes built from roughly 1970 to 1990 are prone to corrosion, and that replacing them is one of the most common ways a bathroom remodel grows once the walls open. We can't tell you what is behind your walls from a doorway, and we are not going to claim every Saga Bay or Lakes by the Bay home has the same problem. What we do is look at the age of the home, the drain and supply lines we can see, and the signs of old leaks during the estimate, so a drain repair is a line on a written estimate and not a surprise in week two.
If a drain line does need work, you see the price and the reason before we continue, and the repair is done before any new tile goes down on top of it.
Cutler Bay is an incorporated town with its own Building Division, at Town Center on Caribbean Boulevard, separate from unincorporated Miami-Dade County. Moving or adding plumbing, electrical work and anything structural needs a permit, and electrical, plumbing and mechanical work are permitted separately. State-certified contractors register with the Town, and once the work is done the final inspection is what makes it legally complete. The Town notes that the owner remains responsible for scheduling inspections with 24 hours notice, and we coordinate that for you so it does not fall through the cracks.
You may have heard that Florida's 2026 permit exemption for small owner-occupied projects means no permit under $7,500. As we understand it, plumbing and electrical work are not covered by that exemption, which is most of what a bathroom remodel involves, so we confirm the scope with the Building Division before we start rather than assuming.
A permit from the Town does not override your deed restrictions or HOA rules. If your community has an association, ask what it requires before work starts: approval for exterior changes, rules on contractor hours, elevator or parking reservations in condo buildings, and whether it wants proof of insurance. We will give you the project scope, schedule and insurance paperwork in the format associations usually ask for.
Cutler Bay sits on low, flat coastal ground, and a bathroom here lives in humidity most of the year. That makes moisture control the part of the job that decides whether the remodel still looks new in five years: proper waterproofing behind the tile, moisture-resistant backing board, an exhaust fan sized and vented correctly, and caulk and paint made for wet rooms. Because we are painters as well as remodelers, the finishing work is done by the same crew, so the walls and ceiling are not left to a separate trade at the end.
Florida requires state licensing for most remodeling trades, and you can look up any contractor's license, status and complaints for free on myfloridalicense.com. Ask for proof of liability insurance and workers' compensation, get the scope and price in writing, and be wary of anyone who asks for a large payment up front. Miami-Dade County also takes contractor complaints, which is another place to check a name. We are happy to be checked, and you can see what other homeowners say in the reviews we have collected.
As a general industry ballpark, not a GXG quote, a half-bath refresh typically runs $3,500 to $9,000. A full bath with a tub or shower and vanity usually falls between $8,000 and $22,000, and a primary bath often runs $15,000 to $35,000 and up. Drain repairs found after demo, glass enclosures and tile choices are what move the price most. See our cost guide or request a free estimate for pricing specific to your bathroom.
If the work moves or adds plumbing, touches electrical or involves structure, yes. Cutler Bay permits through its own Town Building Division, not Miami-Dade County, and electrical, plumbing and mechanical are permitted separately. We handle the registration and paperwork and coordinate the final inspection.
Not for most bathroom work. As we understand the 2026 law, plumbing and electrical work still require permits, and a bathroom remodel is mostly plumbing and electrical. We confirm with the Building Division before starting so you are not stuck with unpermitted work when you sell or file an insurance claim.
Expect us to look closely at the drain lines, the supply lines and the subfloor. Homes from that era may have cast iron drains that have corroded, and we will tell you what we see before you commit. Not every home has a problem, and we will not tell you one exists unless the evidence is there.
It depends on your community. A Town permit does not replace HOA approval, and some associations have rules about contractor hours, insurance and deliveries even for interior work. Check with your association first, and we can prepare the scope and insurance documents it asks for.
A standard full bathroom commonly takes a few weeks of construction, and Miami contractors often quote 3 to 6 weeks in total once permit steps are counted. A vanity and fixture update is much faster. You get a specific timeline in writing with your estimate.
From a vanity swap to a full gut with a new walk-in shower, we give you a written estimate up front, permits included. Call (786) 724-5571 or request a free estimate to get started. Planning a bigger project? See our bathroom remodeling overview, or everything else we do in Cutler Bay.
