West Kendall is one of the largest residential areas in Miami-Dade County, and it is not a city. It is unincorporated, so there is no West Kendall city hall to call about your windows. Most of its homes went up between the mid 1980s and the early 2000s, which means a great deal of the area was either built or rebuilt in the years around Hurricane Andrew in 1992. GXG Remodeling installs and replaces windows for homeowners in the southern end of West Kendall, closer to Coral Reef Drive. See our West Kendall page for the full picture of where we work.
This page covers what is specific to replacing windows in a West Kendall house: who permits the work, how HOA rules fit in, what a typical project costs, and the questions worth asking before you sign anything.
A house built in 1988 and a house built in 2003 can sit on the same street and still have very different windows. Older homes in the area may still have their original aluminum-frame units, while newer ones may already have a mix of upgrades from over the years. Neither age is a reason to panic. The practical question is what condition the windows and the openings around them are in today. Look for fogged or cracked glass, sliders that stick or no longer lock, corroded aluminum, water marks on the sill or drywall below a window, and stucco cracks running from a corner of the frame.
Many West Kendall homes are single-story concrete block with stucco, so the opening is typically a block opening that the new window is anchored into. That is good news, because block is forgiving, but the crew still needs to check the frame, the sill and the substrate once the old unit is out. If something is wrong at the opening, it has to be repaired before a new window goes in.
Because West Kendall is unincorporated, window permits generally go through Miami-Dade County itself. The county's permit exemptions page lists replacement of the glass pane alone as exempt, while replacing the window assembly requires a permit, and published local guides say that holds even when the new window matches the old size. The county also requires the current Notice of Acceptance (NOA) of each product to go with the application. That is the same set of rules we describe on our main window installation page. Rules and processing times change, so confirm with the county for your address, and ask any contractor who will pull the permit and handle the inspection.
A permit matters long after the job. Unpermitted window work can come up when you sell the house or when an insurer asks what protection the home has.

A lot of West Kendall sits inside master-planned communities with an association. Before you order windows, find out whether yours requires an application, and ask for its written window or hurricane protection specifications. As we understand Florida law, an association board generally cannot deny an application for impact windows that conforms to the specifications it has adopted, but it can set requirements on color and style, and it can ask that the exterior stay consistent with the neighborhood. Treat that as a general summary, not legal advice, and read your own governing documents.
The practical takeaway is simple. Frame color is where most conflicts happen. If your community allows only certain frame colors, confirm that the color is available for the product series on your NOA before you place the order, because custom orders are hard to undo.
These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.
These figures are estimates, not a quote, and prices vary with materials, the season and the scope of the work. Our impact window cost guide breaks the range down by window style and compares it with published sources. A walkthrough with measurements is the only way to get a real number.
The way a house is laid out changes the quote more than the neighborhood does. A typical single-story West Kendall home may have a large rear slider, a few bedroom windows, a kitchen window and a front picture window. The large openings cost more and may need a specific series on the NOA. Bedroom windows generally have to work as an emergency escape opening (Florida Building Code, Residential, R310), so the style and size matter there. Ask for a quote that lists every opening by room, size, style and product series, so you can compare one contractor against another line by line.
Shutters often cost less up front but have to be put up before each storm. Impact windows protect all the time and need no preparation, but cost more. Some homeowners do the openings they use most as impact glass and cover the rest. If insurance is part of your thinking, published guides say the wind mitigation form generally credits opening protection only when every glazed opening is protected, so one unprotected opening can affect the credit. Insurers differ, so ask yours. We do not quote a savings figure.
Removing a window usually disturbs the stucco at the opening, and the interior casing or drywall can need repair too. Some window-only companies stop at the frame and leave the finish for someone else. As a painter and remodeler, we can handle that finish work: exterior painting so the patch does not show, and drywall repair around the opening. If you see water stains at a window, the leak may come from somewhere else, and we would look at the source first through our water damage repair work.
As a general industry ballpark, not a GXG quote, impact windows in Miami-Dade typically run $1,000 to $2,700 per window installed, with large or specialty openings running higher, up to about $3,800. A whole-home upgrade of around 10 windows often runs $12,000 to $20,000. These are estimates, and prices vary with materials, the season and the scope of the work. West Kendall is unincorporated Miami-Dade County, not a city, so window permits generally go through the county rather than a municipal building department. Miami-Dade says replacing a window assembly needs a permit, while replacing only the glass pane is listed as exempt. Confirm with the county for your address, and ask any contractor who pulls the permit.
Check your association before you order. As we understand Florida law, an HOA board generally cannot deny an application for impact windows that conforms to the specifications it has adopted, but it can set rules on style and color. Ask your association for its written specifications, and have your contractor match the product to them.
Yes for permitted window replacement in this zone. A Notice of Acceptance is the county product approval listing the series, sizes, glass and installation method covered. Ask for the NOA number for every window on your quote and check it against the county's product approval search.
Often, but the amount varies by insurer and policy, so we do not promise a number. Florida uses a Uniform Mitigation Verification Inspection form to document wind protections, and published guides note opening protection credit generally requires every glazed opening to be protected. Ask your insurer or agent what they will credit before you buy.
