Cutler Bay is a town of two very different kitchens. In Saga Bay, platted in 1972, many homes are a half century old and still have the closed-in, walled-off kitchen layout of that era. In Lakes by the Bay, where Lennar began building in the early 1980s, and across the neighborhoods rebuilt after Hurricane Andrew struck in August 1992, the houses are younger, often with open plans that need updating rather than rethinking. GXG Remodeling handles kitchen remodels across Cutler Bay, from new cabinets and countertops to a full gut with a new layout, and we work through the Town of Cutler Bay's own Building Division.

Before pricing anything, we sort Cutler Bay kitchens into three starting points. A closed, original kitchen from the 1970s often wants the biggest change, because opening a wall or moving the sink is where the layout gains come from. A kitchen from the 1980s or the post-Andrew rebuilds is more often a good layout in dated finishes, where new cabinets, stone and a backsplash deliver most of the result. And some kitchens only need the counters and tile redone. Knowing which one you have keeps the estimate honest and keeps you from paying for demolition you do not need.
These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.
These are estimates, not a quote, and prices vary with materials, the season and the scope of the work. Whether the layout moves, and what we find inside the walls, shift the number more than any single finish. After Hurricane Andrew, the area around Cutler Ridge, as Cutler Bay was then called, was rebuilt slowly, and reports on the rebuild note that the new homes went up with concrete walls where many of the destroyed ones had been wood frame. For a kitchen, that matters in practical ways: upper cabinets are anchored into block, new outlets and lines may mean cutting channels, and a wall you hoped to remove may carry load. None of that is a reason to avoid a layout change. It is a reason to have the walls looked at before the design is final, which is why we examine them during the estimate and write down what we find. We will not say a specific wall can come out until we have seen it.
A frequent request from Saga Bay homeowners is to open the kitchen to the family room. It is also the request where the permit, the structure and the budget all meet. If the wall is not structural, the work is mostly electrical rerouting and patching. If it is, the Town will expect plans. We lay out both options, with what each adds in cost, so you can decide whether the open plan is worth it or whether a better island and counter layout inside the existing footprint gets you most of the way there.
Cutler Bay is an incorporated town with its own Building Division at Town Center, 10720 Caribbean Boulevard, Suite 110, separate from Miami-Dade County. The Town says permits are needed to construct, alter or repair, including permanent electrical fixtures and water heater replacement, and that painting, wallpapering and simple fixture replacements are exempt. A contractor registers with the Town by supplying state certification or a county certificate of competency, an occupational license, and liability and workers' compensation insurance sent directly from the insurer. Applications typically include plans and a plot plan, and the Town lists a recent survey among its requirements. We do not guess at fees. Ask the Building Division at (305) 234-4193, or ask any contractor to show you the permit before they begin.
This is the part most homeowners do not hear about. The Town asks for 24 hours' notice on inspections, and its published schedule has plumbing and mechanical inspections on Mondays, Wednesdays and Fridays, with building and electrical available Monday through Friday. A request after 3 PM is scheduled two business days out. A kitchen has rough plumbing, rough electrical and a final, so a missed Wednesday slot can add days. The Town also notes that a permit can expire after 180 days with no inspections requested. We plan the order of work around these windows and make the calls ourselves.
Two questions are worth answering before you choose a layout. First, the Town directs residents to the Miami-Dade flood zone map or its Stormwater Utility Division at 305-234-4262 to learn whether a property sits in a flood zone, and elevation certificates may be on file there. Cutler Bay sits on low ground beside Biscayne Bay, so it is worth knowing before you spend on a lower-level kitchen. Second, a Town permit does not override your HOA or deed restrictions, and the Town says as much. If your association exists, ask about contractor hours, insurance proof and delivery rules before work starts. We will prepare whatever scope and schedule it wants.
As a general market ballpark, not a GXG quote, kitchen remodels commonly fall between $15,000 and $45,000, depending on size and scope. Small updates such as a cabinet refresh and new countertops can come in under $20,000, while a full gut with moved plumbing runs $35,000 and up. These are estimates, and they shift with materials, season and scope. See our cost guide or request a free estimate for your kitchen.
Usually, if the work alters, repairs or adds to the building, which includes new electrical or plumbing runs. The Town of Cutler Bay says painting, wallpapering and simple fixture replacements do not need one. Permits are handled by the Town's Building Division, not Miami-Dade County, and a contractor must be registered with the Town to pull one. Ask any contractor, us included, to confirm the permit scope for your exact plan before work starts.
The Town asks for at least 24 hours' notice through its inspection hotline. Its published schedule says plumbing and mechanical inspections happen on Mondays, Wednesdays and Fridays, building and electrical are available Monday to Friday, and requests made after 3 PM are scheduled two business days out. The Town also notes that a permit can expire after 180 days if no inspections are requested, so the schedule matters. We coordinate the calls so the order of work does not stall.
It can. Rebuilt homes in this part of Miami-Dade were commonly built with concrete walls, which affects how cabinets are hung and how wiring is routed, and a layout change may mean cutting channels instead of opening stud walls. We cannot know what is in your walls from the doorway, so we look during the estimate and put anything we find in writing. Ask any contractor how they plan to handle block walls.
A Town permit does not replace your association's rules. The Town itself advises checking your HOA requirements and county property records before starting. Some associations set contractor hours, insurance proof and delivery rules even for interior work. Check with yours first, and we can prepare the scope and schedule it asks for.
No, not in a full remodel. Plan on a temporary setup with a microwave, a small cooler or fridge and paper plates, usually in another room, for the weeks the kitchen is torn out. A cabinet and countertop refresh is shorter, with a typical range of 1 to 2 weeks, while a full gut with layout changes usually runs 6 to 10 weeks. You get a specific timeline with your written estimate.
Whether it is a countertop and backsplash update or a full gut, we give you a written estimate up front, permits included. Call (786) 724-5571 or request a free estimate to get started.
