Palmetto Bay became its own Village in 2002, pulling together the old Cutler and East Perrine communities, and it still calls itself the Village of Parks. The homes behind those parks span several eras: 1960s and 70s ranch houses in neighborhoods like Old Cutler South, 1990s and 2000s gated communities, and larger estate properties along Old Cutler Road. Each one asks for a different kind of bathroom remodel, and a plan that works for a small 1960s hall bath is the wrong plan for a primary suite near Biscayne Bay.
GXG Remodeling handles bathroom remodels throughout Palmetto Bay, from Coral Reef Park and SW 152nd Street to the stretch of Old Cutler Road near Ludovici Park, and we pull permits through the Village's own Building and Permitting Department rather than Miami-Dade County.

These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.
These are estimates, not a quote, and prices vary with materials, the season and the scope of the work. Permit fees, drain or supply line repairs found after demo, and tile and fixture choices are what move the number most. A lot of Palmetto Bay's original housing is one-story ranch construction from the 1960s and 70s, and neighborhoods like Old Cutler South were built out between roughly 1958 and 1972. Bathrooms in those homes tend to be small and tightly laid out, often with a tub in a narrow room. The usual remodel is to turn the tub into a walk-in shower, add storage and bring in more light, and sometimes to borrow space from a hallway or closet. We also look carefully at the drain and supply lines, because plumbers in South Florida report that cast iron drains in homes from this period may be near the end of their life. We will not assume yours are, and we will show you what we find before you decide.
Along Old Cutler Road, lots run from under an acre to well over two, and the homes are large. The primary bathroom is often the room that has aged the most, and the remodel tends to be bigger: a curbless wet area, slab or large-format stone, double vanities, a freestanding tub. Those materials and the custom glass take longer to order and install, so the timeline and the budget both stretch compared with a hall bath. We plan the lead times for stone and glass at the estimate stage so the schedule you are given is realistic.
Gated communities such as Old Cutler Palms and homes in the Groves at Old Cutler were built from the 1990s into the 2000s. The bones are usually sound, so the question is how far to go. A refresh covers the vanity, mirrors, lighting, fixtures and paint and can be done quickly. A full gut replaces the tile, shower and layout. We walk through both and price them separately so you can choose with real numbers in front of you.
Palmetto Bay is an incorporated Village with its own Building and Permitting Department, at Village Hall on East Hibiscus Street, and it is separate from unincorporated Miami-Dade County. Contractors must register with the Village before applying for permits, and permits are generally valid for 180 days once issued. The Village says in-house review takes about a week, and longer when outside agencies need to review. Remodeling that moves plumbing, adds electrical work or touches structure needs a permit, and we handle the registration, the drawings and the submission.
You may have heard that Florida's 2026 permit exemption for small owner-occupied projects means no permit under $7,500. As we understand it, plumbing and electrical work are not covered, which is most of a bathroom remodel, so we confirm with the Village before starting. If you are curious whether anything about your project qualifies for a homestead fee discount, ask the Village directly.
Parts of Palmetto Bay near the water fall in FEMA flood zones, including the AE and VE zones. In those areas, the Village follows the general floodplain rule that improvements adding up to 50 percent or more of a home's value can trigger requirements to bring the home up to flood elevation standards. A single bathroom rarely comes anywhere close to that, but if you are planning a larger renovation in a flood zone, it is worth checking how the Village counts the work before you finalize scope. We will point out the question at the estimate so you can ask it early.
Homes close to Biscayne Bay deal with humid air all year, and a bathroom without good ventilation will grow mildew behind the paint and loosen caulk long before the tile fails. Waterproofing behind the tile, moisture-resistant backing board, an exhaust fan sized for the room and vented outside, and paint and caulk rated for wet rooms are the details that decide whether a remodel looks new in five years. Because we are painters as well as remodelers, the finishing is handled by the same crew.
Look at several platforms, not one: Google, Yelp, Houzz and Angi all show different customers. Read the three and four star reviews for how problems were handled, check whether the contractor replied, and look for mentions of finishing on time and keeping to the estimate. Then confirm the license, insurance and any complaints on myfloridalicense.com. You can see what our customers say in the reviews we have collected.
As a general industry ballpark, not a GXG quote, a half-bath refresh typically runs $3,500 to $9,000. A full bath with a tub or shower and vanity usually falls between $8,000 and $22,000, and a primary bath often runs $15,000 to $35,000 and up, with larger estate-home primary baths going beyond that when stone and custom glass are involved. See our cost guide or request a free estimate for pricing specific to your bathroom.
If the work moves or adds plumbing, touches electrical or involves structure, yes. Palmetto Bay permits through its own Building and Permitting Department, not Miami-Dade County, and the contractor must register with the Village first. We handle the registration, the paperwork and the inspections.
As we understand the 2026 law, small owner-occupied projects under $7,500 may be exempt from some permits, but plumbing and electrical work are not part of that exemption. Since a bathroom remodel is mostly plumbing and electrical, we confirm with the Village before starting rather than assuming no permit is needed.
Almost never on its own. The general rule in flood zones looks at whether the total cost of improvements reaches 50 percent of the home's value. A bathroom alone rarely does, but if your home is in an AE or VE zone and you are planning other major work, we recommend checking how the Village counts it before settling on scope.
Yes, it is one of the most common remodels in Palmetto Bay's older ranch homes. We handle the demolition, new waterproofing, drain relocation if needed, tile and frameless glass, and we check the existing drain line before we cover anything up.
A standard full bathroom commonly takes a few weeks of construction, and Miami contractors often quote 3 to 6 weeks including permit steps. Primary baths with stone or custom glass take longer because of material lead times. You get a specific timeline in writing with your estimate.
From a vanity update to a full primary bath, we give you a written estimate up front, permits included. Call (786) 724-5571 or request a free estimate to get started. Planning a kitchen too? See our Palmetto Bay kitchen remodeling page, or everything else we do in Palmetto Bay.
