A textured stucco wall and tile roof edge from a GXG exterior painting job.
Redland takes its name from the reddish soil that sits in pockets over the limestone, and farmers began settling it in the late 1890s. More than a century later it is still a working farm belt of groves and nurseries, with homes set far back from the road. Painting a house here is a different job from painting a tract home closer to US-1. GXG Remodeling handles exterior repaints across Redland, from a single stucco house to a main house with the sheds, fences and gates that come with acreage.
The first difference is scale. A Redland lot is often measured in acres, and the house may be one of several structures. A fair estimate walks the whole property and lists each building on its own, so you can see what the main house costs and what the extras cost, and choose what to do now or later.
The second is age. Redland was one of the earliest lasting settlements in South Miami-Dade, and the area still has pioneer-era buildings. The original Redland schoolhouse, built in 1906, used Dade County pine, and the Fruit and Spice Park in Redland preserves it. Hurricane Andrew in 1992 destroyed some of the older structures, so what remains is a mix of surviving older homes and later rebuilds. We cannot know what is behind your walls from the road. An older house can hide soft wood, patched stucco or layers of old paint, which is why we look closely at each surface before quoting.
The third is exposure. Homes on open ground take full sun and wind with little shade from neighbors, and leafy groves and nearby trees keep some walls damp and mildew-prone. Sun fades and chalks paint, and shaded, humid walls grow mildew, so a single house can need two different approaches on its sunny and shady sides.
These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.
These are estimates, not a quote, and prices vary with materials, the season and the scope of the work. The exterior painting cost guide shows where the money goes, or call (786) 724-5571.
Painted fascia beneath a clay tile roof edge, one of the trim details we finish.
Stucco is washed first, using low pressure so water is not driven into the wall, then treated for mildew, rinsed and allowed to dry. Hairline cracks are filled and cured, bare patches are primed, and the topcoat goes on in two coats. Wood siding and trim are scraped, sanded and spot-primed where the old finish has failed. Cracks that are wide, stair-step or growing deserve a look at the cause before paint covers them, and paint is never a fix for a leak. Our exterior painting service page explains the method in more detail.
With few neighbors and little shade, a Redland house is often seen from far down the road, and the color is part of how the property looks as a whole. Dark colors and reds fade fastest in direct sun, so a lighter range tends to hold its color longer. If you want a deeper shade, ask about a more fade-resistant line and whether it suits stucco. Matching the main house to the barn, shed or guest cottage is a common request, and we can note one color schedule for every building so nothing is guessed at on the day.
Surfaces closer to trees, irrigation or planting beds deserve extra attention. Sprinklers that spray a wall keep it wet and invite peeling, and branches that touch siding hold moisture against it. We point these out during the walkthrough, because trimming a tree or redirecting a sprinkler head costs far less than repainting a wall twice. We stay on the painting side of that line: roof, irrigation and plumbing repairs go to the right trade first.
Timing matters too. Redland is also hurricane country, and the storm season runs June 1 to November 30. If you can schedule in the drier months, the job tends to move without weather stops. If your repaint cannot wait, we plan around forecasts and a dry wall rather than a calendar date.
Redland is unincorporated Miami-Dade County, not a city with its own building department. Repainting an existing exterior is generally cosmetic and does not need a building permit by itself. Two things can still apply. If the home is a designated historic property, exterior changes can need review through the county before work starts. And if your neighborhood has an association, colors typically need written approval. Ask any contractor, and the county, to confirm which applies to your address. Many Redland lots have no HOA, which leaves the color choice with you.
As a general industry ballpark, not a GXG quote, for a whole-home stucco repaint, a general industry ballpark, not a GXG quote, is $3,500 to $8,000, with homes under 1,500 sq ft around $3,000 to $5,000 and larger two-story homes at $6,500 to $10,000 or more. Redland properties often add scope that moves the number, such as a second building or heavily weathered walls. These are estimates, not a quote, and they vary with materials, the season and the scope of work. See our exterior painting cost guide or request a free estimate.
Redland is unincorporated Miami-Dade County, and repainting an existing exterior is generally cosmetic work that does not need a building permit on its own. Permits can come into play if the job includes structural or stucco repair. If your property carries a historic designation, exterior changes can require a separate review, so ask the county's historic preservation office or any contractor to confirm before you pick colors.
Many Redland properties sit on larger lots outside deed-restricted communities, but not all of them. If your home is in a neighborhood with an association, exterior colors usually need written approval first. Check your documents or ask your association before scheduling.
Yes. Many Redland properties have more than the main house, and we can scope sheds, workshops and guest buildings into one estimate. Different surfaces need different prep and coatings, so each one is listed separately on the written quote.
It depends on the wall. Failing paint on wood is scraped, sanded and spot-primed. Stucco gets washed, hairline cracks are filled and cured, and a masonry primer goes on before paint. Wider or growing cracks should be investigated before any coating. Ask any contractor how they handle each surface.
The drier months, roughly November through April, are the most predictable. Painting in the rainy and hurricane season (June through November) can work, but expect weather delays because walls must be fully dry before coating.
We do not add a rural surcharge as a rule. What changes the estimate is scope: long driveways for equipment, tall or multiple buildings, trees close to walls and how much prep each surface needs. A walkthrough is the only way to price it accurately.
