Naranja is a small, dense, unincorporated community of about 13,500 people between Princeton and Leisure City, and the 2020 Census counted 4,420 households here, nearly half of them (47.6 percent) with children under 18. That is the clue to most kitchen calls we get from Naranja homeowners: the kitchen is not a showpiece, it is where breakfast, homework and dinner happen at once, usually in a room that was laid out decades ago for fewer people. GXG Remodeling remodels kitchens here for families who want that room to work harder, and for property owners who need a rental kitchen updated without a long project.
This page is about kitchens specifically. For bathrooms, see our Naranja bathroom page.

These ranges are general industry ballparks, shown for education only, not a GXG quote. Every project is custom, so your real price comes from a free estimate.

With nearly half of Naranja households raising children, the useful questions are practical ones. Can two people use the kitchen at once? Is there a place for kids to sit while someone cooks? Do the doors and the dishwasher open without hitting each other? Before choosing finishes, walk the path between the sink, range and refrigerator and note where people get in each other's way. Those answers decide the plan, and the plan decides most of the budget.
The kitchen in the first photo above shows one answer: a long island with seating on one side and a clear walkway on the other. An island only works if there is room to walk and open drawers on every side, so we measure before we promise one. In many small kitchens a peninsula or a slim rolling cart fits better, and we will say so rather than sell you an island that crowds the room.
Many Naranja homes are modest in size, so we start from the footprint you have. Keeping the sink, range and refrigerator where they are keeps the plumbing, gas and electrical rough-in in place and usually keeps the job in the lower part of the range above. Then we look for space inside the layout: a tall cabinet beside the refrigerator, as in the second photo, gives you pantry storage without adding a square foot. Deeper drawers instead of doors under the counter, and a light backsplash that runs to the wall cabinets, make a small room feel larger.
If you want to open a wall to the dining or living area, ask any contractor how they confirm whether it is a partition or carries load, and whether a permit or engineering is needed. We do not guess on that, and neither should anyone you hire.
Cabinets are usually the largest single line in a kitchen budget. If the boxes are solid and the layout works, repainting or refacing is the cheaper route and lets you keep your countertops. Open the sink base and press on the bottom and sides: soft spots or swelling mean the boxes should be replaced, because refacing only covers the problem. Humidity is the local factor, and moisture-prone particleboard does not recover once it swells. If you are only changing color, see our cabinet painting service.
For counters in a busy family kitchen, we usually talk through quartz and other stone because they take daily wear and are easy to wipe down, and we show samples so you can judge color and pattern for yourself. The white veined stone in both photos is one look; there are many others. Our countertop installation page covers the options, and the backsplash and floor are handled through tile installation.
Naranja also has a large rental market, and the Census Bureau's figures show owner-occupancy of only about a quarter of homes. For a landlord, a kitchen update is about durability and speed. That usually means repainted or refaced cabinets, new hardware, a durable countertop and faucet, and a clean paint finish, with the layout and plumbing left alone. If a cabinet base under the sink is soft or there is a slow leak, that gets repaired first, because new surfaces on top only hide it. We tell you in writing which category your unit falls into.
Naranja is unincorporated, so the County is the building authority, not a city. The County's permit exemptions list replacing kitchen cabinets inside a home in the same configuration. Related plumbing, ventilation or electrical work needs a permit if it is relocated, reconfigured or altered, and structural changes need one too. Rules and fees can differ by address, so ask whoever you hire who pulls the permit, and get the answer in writing. We confirm the scope with the County before work starts.
A cabinet and countertop refresh typically takes 1 to 2 weeks, while a full renovation with layout changes usually runs 6 to 10 weeks. Stone is cut after the cabinets are set and measured, so the kitchen has cabinets but no counters for a stretch, and we order cabinets and stone before demolition so the room is not stripped and idle. For a family, that means setting up a temporary kitchen with a microwave, a slow cooker and a place to wash dishes. Hurricane season runs June 1 through November 30, and a storm can pause work and delay deliveries, so ask any contractor what happens to the schedule if that occurs.
As a general market ballpark, not a GXG quote, kitchen remodels commonly fall between $15,000 and $45,000, depending on size and scope. A small kitchen under 100 sq ft is often $8,000 to $20,000, a mid-size one $18,000 to $40,000, and a large kitchen $35,000 to $65,000 or more. These are estimates that move with materials, the season and scope, and keeping the sink and range where they are usually keeps the number lower. Naranja is unincorporated Miami-Dade County, so kitchen permits come from the County and not from a city building department. The County's exemptions list replacing kitchen cabinets inside a home in the same configuration, but related plumbing, ventilation or electrical work needs a permit if it is relocated, reconfigured or altered, and so does structural work. The County's list does not name countertops separately, so we confirm a countertop swap for your address before we start.
Often, yes. In a small kitchen the biggest gains usually come from a better cabinet plan, not from knocking out a wall: deeper drawers, a tall pantry cabinet, under-cabinet lighting and a lighter countertop. If a wall looks like a partition, ask any contractor how they confirm whether it carries load before demolition.
Yes. A rental kitchen update usually means repainted or refaced cabinets, new hardware, a durable countertop, a new faucet and fresh paint, and keeping the layout and plumbing in place. We tell you after seeing the unit whether it needs a quick refresh or something larger, and anything that relocates plumbing or electrical needs a permit even in a rental.
A cabinet and countertop refresh typically takes 1 to 2 weeks. A full gut remodel with layout changes usually runs 6 to 10 weeks, depending on scope, permits and material lead times. Stone countertops are cut after the cabinets are set, so there is a gap in the schedule, and we give you dates in writing with your estimate.
Reface or repaint when the boxes are solid and the layout works. Replace when the sink or dishwasher base cabinets are swollen or soft, the layout changes, or the boxes are damaged. Replacing cabinets almost always means new countertops too. See our refacing vs. painting guide for the comparison.
